¡No seas un Canchanchan!

Un canchanchan en Canarias es un chorizo, un ladrón, o un oportunista. El término proviene de la frase inglesa “Catch all you can!” (Coge todo lo que puedas) utilizada antiguamente por los comerciantes de barcos ingleses en los puertos de Canarias, para captar la atención de compradores.
Al intentar estafar a los compradores con productos de mala calidad o precios abusivos se creo la frase “Este es un canchanchan” para denominar a un comerciante estafador.
Curiosamente esa frase se sigue empleando hoy en día y ha sido en el sector inmobiliario donde ha cobrado más trascendencia.
Canchanchanes habrán siempre pero ahora menos. Para salir adelante hay que trabajar duro, tener experiencia, formación y ser honesto para inspirar confianza. Eso lo tiene la mayoría de los profesionales del sector bastante claro y los que siguen trabajando a día de hoy están de acuerdo con este planteamiento.
Pero creo que falta lo más importante y la cosa no acaba ahí. En el sector inmobiliario estamos lastrados por la mala fama que nos precede. Olvidamos que la gente no nos quiere y se piensa que todos en este sector somos unos canchanchanes. Del total de compraventas en España, solo el 20% son gestionadas a través de los intermediarios. ¿Y de esa cifra, cuantos clientes estarán plenamente satisfechos con la gestión de intermediación?
Existen dos motivos porque esto ocurre:
- El sector inmobiliario y la intermediación en España está mal diseñada.
- Los agentes inmobiliarios han fracasado en saber venderse a si mismos.
Si añadimos esto a lo expuesto anteriormente, tenemos los ingredientes perfectos para merecernos nuestra mala fama.
Ahora las buenas noticias…
Esto puede cambiar y tiene que cambiar si pretendemos que las cosas salgan bien de ahora en adelante. Esto no se consigue diciendo que somos súper serios y honestos con el cliente. Se trata de reinventar el sector. ¿De que manera? Cambiando radicalmente la manera en la que se trabaja.
Para empezar, tenemos que impulsar las asociaciones inmobiliarias como sistema de trabajo. No podemos negar la tendencia y sería el mayor de los errores no adoptar este sistema para revolucionar el sector. Es la gran oportunidad que tenemos ahora para implantarlo ya que reporte enormes ventajas a los compradores, a los propietarios y a los agentes inmobiliarios.
Una cosa no me queda clara, ¿eres un cachachan si no te asocias?
Si ser un chanchanchan es ser un “vendedor” agresivo que andas intentando convencer pqrq que te compren lo que a tí te interesa que compren, con independencia de que a ellos les pueda interesar o no, entonces si no te asocias es muy difícil que no actúes como un chanchanchan.
Me explico: Si aparece un comprador, nosotros vamos a intentar que compre las dos o tres cosas que tengamos y que cumplan con su requisitos, y vamos a intentar convercerle de que esas tres o cuatro cosas son mejores para él que las otras 100 que hay en el mercado. La gente quiere elegir, y quiere que tú le ayudes a elegir, pero ¿cómo le vas a ayudar tú en esas condiciones, de forma imparcial? Imposible, tú solo tienes lo que tienes, y ni tú ni nadie puede ser imparcial así.
El cliente verá lo que le enseñas, y te dirá: “gracias, voy a ver más cosas y ya volveré”, y tú intentarás acorralarle y convencerle de que no debe ver más, de que si pierde esa oportunidad igual cuando vuelva ya se ha vendido… lo cual es absurdo en una inversión de esas características, en las que a nuestro mejor amigo siempre le recomendaremos prudencia, verlo toido, comparar… así que, nos guste o no, no acaban viéndonos como amigos, sino como unos chanchanchanes, ¿no te parece?

La contestación corta a tu pregunta es: Por su puesto que no. No estar asociado a una asociación no te convierte en canchanchan.
Sin embargo el problema no es ese. El problema es que la percepción que tiene la sociedad e incluso muchos de los clientes que trabajan con agencias inmobiliarias es que el sector inmobiliario es un sector de canchanchanes.
Por una parte están los estafadores. Cuando se ganaba mucho en el sector estos abundaban, ahora que no menos que rascar pues se dedicana otras actividades ilegales más lucrativas.
Pero lo que sigue estando presente en la percepción de la gente es que todos estamos en el mismo saco. Cobrar el 5% del precio de una propiedad les parece una barbaridad “por no hacer nada”- según ellos.
Esta percepción en parte se puede discutir y decir que no es real y en parte se puede admitir que tienen parte de razón.
Hoy en día el valor añadido de poner una casa a la venta en una agencia inmobiliaria es prácticamente inexistente porque Internet le ha dado herramientas muy potentes a los compradores y propietarios de viviendas.
¿Qué ocurre entonces? Pues o existe una revolución dentro del sector donde los agentes inmobiliarios se reinventan y dejan de ser simples abre-pisos: “Esta es la cocina-este es el salon- estas son las vistas-y el precio es _______.” o simplemente nos estancaremos.
Lo que ocurrirá con el tiempo es que cuando evolucionen las agencias inmobiliarias en cada zona y región y realmente lleguemos a dominar esa nueva manera de trabajar y colaborar, las agencias inmobiliarias que no estén asociadas simplemente moriran y desapareceran porque no podrán ofrecer ni de lejos el valor añadido de trabajar de una nueva manera mucho más eficaz y que reporte claras ventajas a los clientes.
Esa es mi visión del sector y creo que es el camino que vamos a tener que recorrer inevitablemente. De lo contrario seguiremos siendo unos canchanchanes para la mayoría de la sociedad. Nos guste o no.

Que obsesión con el asociacionismo. A nosotros nos va muy bien por nuestro lado, ¿por qué tengo que unir mi suerte a otros que van dando trompicones por el mercado?
Cuando lo vea claro me lo plantearé, mientras tanto recordar que no somos americanos, esto España y aquí somos tela, telita, tela…
En todas partes cuecen habas, y aquí en España ya hay varias zonas en las que se está trabajando en colaboración. En todas ellas decían lo mismo, que no es posible, que “ellos” (siempre ellos) son unos golfos etc… y en todas ellas, dicen que ahora trabajan mejor y venden más, y los clientes están más satisfechos…
El otro día me decía una agente de Pamplona que lleva 11 años en esto y que 2009 es con mucho su mejor año… 2009? 20000009? Empezaron su MLS en 2008 y en 2009 ya está plenamente operativa, con cerca del 50% de ventas compartidas.
Y es que hay muchísima cuota de mercado en manos de nuestra “competencia de verdad” que son los del “abstenerse agencias”, y la única forma de ganarles la partida es conseguir ser capaces de hacer algo que ellos no pueden hacer: COOPERAR. El vendedor no puede contar con 30 agentes vendiendo su piso activamente… tu sí puedes si estás en una MLS.
Ahora que, si estás contento así, si es suficiente para ti, si te conformas, si te parece imposible, entonces haces bien. Sigue así.
Espero que Juan no quiera decir que esperara a que otros hagan el trabajo más duro, rediseñar el sector inmobiliario, para que cuando este todo hecho, él simplemente tenga que venir a recoger la cosecha.
En cualquier sector es fudamental que existan asociaciones empresariales. Pero realmente creo que en el nuestro es fundamental. El modelo de negocio anterior fue rentable durante mucho tiempo, pero demostro ser ineficaz para soportar el cambio de ciclo. ¿Quienes tienen que definir el nuevo modelo? ¿Esperaremos a que lo hagan otros y cuando veamos que les está saliendo bien iremos corriendo a ponernos en la foto? Uno de los verdaderos problemas de los empresarios inmobiliarios es la falta de responsabilidad sectorial. Cuanto mejor funcione el sector mejor podrá funcionar mi negocio.
