Viviendas de Protección Oficial- Una mala solución para salir de la crisis inmobiliaria
Hoy he hablado por teléfono con un cliente que me aseguraba que de esta crisis se iba a salir, de la misma manera que se ha salido de todas las crisis anteriores. Yo le conteste que ese no era el problema… El problema es que no existe una solución que sea rápida y que no duela.
Incluso hay soluciones que tardan mucho en mostrar sus frutos y que encima no sirven de mucho. Por ejemplo, construir viviendas de protección oficial.
No lo digo yo sino el todopoderoso Fondo Monetario Internacional. En un informe sobre la situación económica de España, desaconseja al gobierno que siga construyendo viviendas protegidas. Según el FMI, se incrementaría el número de obra nueva y además señala que las viviendas de protección oficial distorsionan el mercado.
Y ahora que lo ha dicho una entidad de peso y muy respetada, yo la apoyo totalmente en su argumento. Pienso que el modelo de vivienda protegida ha quedado anticuado y ya no es eficaz. Pienso que existen mejores medidas para que los jóvenes puedan acceder a comprarse una vivienda.
Eso, sin tener en cuenta que los Bancos tampoco dan préstamos hipotecarios a los agraciados en los sorteos, aún cuando tengan compromisos pactados con los organismos promotores (ayuntamientos y constructores).

Por cierto, como solución se está barajando la posibilidad el régimen de las viviendas (de VPO a renta libre)¿?

La verdad es que cuanto más lo pienso más pegas le encuentro a viviendas de protección oficial.
Para empezar, es de las peores inversiones que se pueden hacer. Y además, con todas las pegas y requisitos que te piden, se excluyen a muchas personas que realmente necesitan una vivienda.
Además, de que son más económicas que las viviendas de régimen libre, no esta nada claro.

Por fin hemos caído en la cuenta del problema: subvencionar y financiar un producto nos ha llevado a esta situación.
El debate sobre la compra de vivienda se extinguirá en 2 años. Para esas fechas sólo podrán adquirir un inmueble los que tengan dinero para pagarlo, o para los que puedan autoconstruirlo, como les pasaba a nuestros abuelos. Los demás tendrán que alquilar.
Penoso futuro, que nadie se engañe. Esto no se supera pa 2.010. Gracias.

Es cierto que el panorama ha cambiado, aunque no estoy de acuerdo en tu afirmación de que nos depara un futuro penoso. Lo único que cambia es que en vez de despachar viviendas habrá que venderlas de verdad. Eso requiere conocimientos, profesionalidad, preparación y experiencia.
Son precisamente todas las cualidades que se echaban falta en el sector. Yo veo este cambio como algo positivo aunque cueste vender más que antes.
No veo con malos ojos el ayudar a los jóvenes a que accedan a una vivienda, siempre y cuando no este condicionado a condiciones abusivas como fijar un precio máximo de venta (esta lastra su inversión y su posibilidad de prosperar económicamente).

Lo que hace falta ahora es el eliminar el stock habitual de vivienda centrando hay todo el mundo las fuerzas y a la misma vez buscar los modelos o mejores formas de funcionar el mercado.
