Cuando quiero buscar información, el primer sitio donde busco es en Google.
Cuando busco consejo, acudo a mis amigos y familia.
Para un agente inmobiliario, el objetivo hoy en día es que lo encuentren a él primero cuando alguien busque información acerca de comprar o vender en su zona por Internet.
Su segundo objetivo es hacerse amigo de estas personas para que le pidan consejo más adelante.
Este es el futuro del marketing en Internet. ¿No me crees? Mira esto.
Es fascinante lo que comentas. Lo primero que se me ocurre es como hacerme amigo de esa persona tan “impersonal” que está al otro lado. El posicionamiento es algo relativamente sencillo con esto de los blog, pero la segunda parte me tiene fascinado el saber com ola enfocarías.

Internet es el primer punto de contacto. Si como agente inmobiliario, das información valiosa a las personas que quieren comprar y vender viviendas en tu zona, acudirán a ti porque te perciben como una fuente de información en la que pueden confiar.
Todo esto esta basado en generar confianza. Sin confianza no tenemos absolutamente nada.
En el momento que tengas una oportunidad, procura tutear, porque eso baja muchas barreras.
Hay una fórmula fácil y directa que evita las “meteduras de pata”. Algo así como: “Si lo prefiere, podemos tutearnos”.

tienes que vender propiedades con mas o menos misterio, pero solo propiedades, y saber lo que necesita el cliente sobre la propiedad no sobre ti, no te muestres, mientras no te conocen eres fuerte y no saben de que vas y te respetan en el momento que te haces el gracioso, amable, amistoso etc….. se jodio

C- Te negocian la comisión
D- Comprán lo que tu le enseñaste con la inmobiliaria de su verdadero amigo.

este es un negocio serio en el que solo se sobrevive de una sola manera, y hay que ser muy frio para vender, y no regalar, frio no significa borde, ni serio, significa responsable y proteger lo tuyo.

1 Tengo otro cliente anterior con una carta de intenciones sobre la misma propiedad de 390.000 € y el listo la ha escritirado por 280.000€,
como va a explicar el propietario en hacienda que entre dos desconocidos ha elegido vender al que menos pagaba???
le sobrán 110.000€ ???
2 Informe por escrito a la comunidad y edificios lindantes del problema de nuestra inmobiliaria con los nuevos propietarios de dicha vivienda.
3 Mobilización en el lugar de trabajo de ambos clientes con su correspondiente pancarta explicativa.
4 Mobilización de abogados y redacción de la denuncia en el juzgado correspondiente.
5 La propiedad, que necesita reforma, no va a obtener licencia facimente, cada vez que empiecen obras, denuncia que en este pais es gratuita.
Vaya, mientras escribia esto me acaba de llamar, ofrece 6000€ por ser amigos jajajajajajajajajajajajajaja

Creo que no me he explicado bien.
En mi modesta opinión, el que hoy quiera basar su trabajo en tener mucha información, lo tiene crudo compitiendo con Google.
El agente inmobiliario no puede hoy basar su valor añadido al proceso de compraventa en el hecho de tener más información que nadie… más información que el mismísimo Google.
Yo quiero que por mi “puerta” entre un cliente vendedor que diga: aquí tiene mi propiedad porque estoy seguro que nadie como usted sabe lo que valen estas cosas, y nadie como usted tiene las herramientas y los conocimientos para vender… mi castillo.
Yo quiero que por mi “puerta” entre un cliente comprador que diga; me interesa esta propiedad que anuncia usted, pero sobre todo me interesa que una persona como usted, que se conoce perfectamente este sector y lo que en él hay, tome nota de que busco un castillo en tal zona, y cuando lo tenga me lo dice.
Esto que os cuento no es teoría; esto me pasa un día sí y otro no.
A ese vendedor le pido la exclusiva, y si no me la da, le digo que lo intente por otros medios, y que cuando se canse, que vuelva. Todo ello con una amable sonrisa, desde luego.
A ese vendedor, le pregunto qué es lo que piensa hacer y para qué, y en muchos casos, le recomiende que se lo replantee, que quizás sea major tal zona, o que en vez de castillos, que son BIC y le van a dar muchos problemas a la hora de reformarlo, porqué no piensa en algún tipo de arquitectura palaciega, o una casona de piedra en tal zona, en la que aún hay unos precios muy interesantes.
Yo no vendo 5 propiedades, sino que vendo unos servicios. Claro que puedo, porque además soy arquitecto, y estoy especializado en este tipo de propiedades, y llevo haciendo esto en internet desde 1997… Sí, ya había internet entonces…
Por cierto que si pones castillos o palacios en venta, inmobiliarias, cosas así en google, verás que soy uno de los primeros, sin poner un duro. Es porque cuando Google ya empezó, yo ya estaba allí.
Por cierto, que he vendido muchas cosas en el Pirineo Aragonés y en Catalán también. Desde bordas hasta casas de piedra. En el valle de Arán no, desde luego, pero hay vida más allá del Valle… Y algunas a personalidades muy conocidas…

Hola Fernando, encuentro fantástico tu posicionamiento respecto a la entrada del blog.
Te explico lo que yo he entendido de esta entrada, si yo busco una propiedad determinada para regalárselo a mi esposa, seguramente me asesoraré a traves de Google, pero si lo que quiero es ver una o más propiedades como ésas llamaré al profesional que me de más confianza, creo que ahora es básico dar ese servicio que hasta ahora a algunos les parecía superfluo.
En mi zona hay algunas oficinas inmobiliarias con muchos m2 y amuebaldas a todo lujo; en estos momentos sólo disponen de un par de comerciales/despachadores, a los que no les pidas que escriban un e-mail sin faltas de ortografía, ya no te digo mantener un blog o decir la verdad a un cliente.
¿Quién crees que ganará esta batalla?
Otra cosa, no acabo de pillar tu ironía en el segundo post.

Lo que yo leo en este mail es que el modelo tradicional del inmobiliario, celoso custodio de la información (mi tesssoro, ellos nos lo robaron), ha quedado superado en la era del internet, y debería ser sustituído por el modelo del “asesor inmobiliario”, al que se acude no por que sepa qué es lo que se vende y qué no, sino porque tiene conocimientos y criterio muy valioso a la hora de decidir, negociar, fijar el valor, etc. en la compraventa de una propiedad inmobiliaria.
Cuando un cliente acude por una propiedad que tú tienes, verá esa y casi seguro que se irá a ver otras, y lo perderás. En Estados Unidos suelen decir que el comprador es una mariposo que vuela de flor en flor…

Yo creo que estamos totalmente de acuerdo, Dani, salvo en que lo importante no es SABER (info) sino SABER HACER (know how).
En esta línea, el mayor error sería andar ocultando la información (no poner el precio de los castillos, o su situación, o las fotos…), un error aunque menos malo sería intentar ganarte un sitio como informador (cobrar solo por publicar la oferta del castillo en joyasinmobiliarias.com), y lo acertado sería ofrecerte como asesor (cualquiera que entra en joyas inmobiliarias se da cuenta que allí hay “know how” en este tipo de propiedades).
Perdón por la publicidad encubierta (o no tanto); seguro que Jean-Paul me lo perdona.
Totalmente de acuerdo con Jean Paul… en mi caso somos una pequeña empresa promotora que cada promoción que hacemos probamos nosotros mismos. Y me explico: entre los distintos hermanos de la familia todos somos vecinos en la misma comunidad que nuestros clientes y eso se nota. No hay mejor manera de ver en que puedes mejorar que probando tu mismo el producto, permanecer cerca del cliente y creo que eso se nota en su satisfacción. No siempre podremos siguir esta politica pero al menos trataremos de mantener esa filosofía.
