Opinión de un experto inmobililiario acerca de la crisis y su futuro
Me ha llegado esta mañana un correo con una entrevista muy interesante a Mikel Echevarren, fundador de Irea (International Real Estate Advisors). Irea es una empresa de prestación de servicios de asesoramiento estratégico y financiero para empresas del sector inmobiliario.

Mikel Echevarren consejero delegado de la consultora Irea:
«Hay que aceptar y asumir la realidad cuanto antes»
Irea nace en el año 2002 con el objetivo de cubrir una clara necesidad de mercado: el asesoramiento estratégico y financiero a empresas del sector inmobiliario. El equipo Irea está formado, en su mayor parte, por profesionales que iniciaron su carrera en la división de servicios inmobiliarios de Arthur Andersen y en sociedades inmobiliarias y hoteleras. «Nos sentimos en una posición privilegiada entre el resto de las firmas de Corporate Finance, por nuestra especialización sectorial. Siempre decimos que nuestra gran ventaja competitiva es que somos más financieros que los inmobiliarios y más inmobiliarios que los financieros».
¿En qué centra Irea, principalmente, su actividad?
Nuestros servicios de asesoramiento se articulan en tres áreas: Finanzas Corporativas que incluye el asesoramiento financiero en procesos de Fusiones y adquisiciones o compra venta de sociedades así como la financiación de proyectos. Últimamente nuestro servicio principal está siendo «corporate recovery», a través del cual prestamos asesoramiento a compañías inmobiliarias en su proceso de refinanciación y reestructuración de deuda. Acabamos de cerrar la refinanciación de Detinsa por 700 millones de euros y estamos a punto de firmar otra por 800 millones de euros; consultoría estratégica para promotores inmobiliarios en general y para aquellos especializados en la industria hotelera o de ocio. Para estos últimos ofrecemos servicios de búsqueda de operador hotelero, negociación de contratos de gestión o compra venta de sociedades hoteleras e inversión. Prestamos servicios de asesoramiento en transacciones de compra venta de inmuebles. Recientemente hemos ampliado el equipo y contamos con más de 40 profesionales.
¿Podía darnos su visión de lo que está ocurriendo ahora en el sector inmobiliario?
Se combina actualmente un fortísimo parón de las ventas de viviendas, junto con una crisis de confianza de los consumidores y de liquidez del sistema financiero. Todo ello incide directamente en la línea de flotación de las promotoras inmobiliarias que se ven privadas de sus fuente de ingresos natural, que no pueden desinvertir a corto plazo sus excedentes de suelo y se ven abocados al cumplimiento de los compromisos financieros que fueron dimensionados para un mercado inmobiliario que ya no existe.
¿Qué recomendaciones podrían hacerse a las inmobiliarias, ahora que se está atravesando un periodo de crisis?
La gran mayoría de las inmobiliarias están atravesando situaciones muy complicadas. La principal recomendación es que no intenten remar contracorriente sino que acepten y asuman la realidad cuanto antes, reduciendo costes de estructura, liquidando ramas inactivas y refinanciando su deuda. Todo ello, asumiendo el compromiso de realizar fuertes desinversiones en el medio y largo plazo.
¿Cuál es la mejor receta para salir de ella?
Pragmatismo y visión global. Quienes están atendiendo a los problemas del día a día únicamente, corren el peligro de quedarse sin aliento para afrontar el largo plazo.
¿Refinanciar la deuda es la mejor salida?
No es que sea la mejor salida, es que es la única cuya iniciativa y gestión está en manos del promotor. Es fundamental plantearse esta posibilidad cuanto antes, para afrontar la refinanciación desde una posición no excesivamente tensionada. Los últimos estudios apuntan que la crisis será más grave que la del 92, pero más corta?
¿Significa eso que alguna inmobiliaria importante pasará por problemas serios?
Nadie tiene la bola de cristal y realmente no sabemos si será larga o corta. Si por crisis consideramos sólo el período de contracción y caída de precios, creo que nadie está barajando períodos inferiores a tres años. Respecto a las dificultades de las promotoras, nuestra estimación es que prácticamente la totalidad de las empresas inmobiliarias pasarán por problemas serios. Las pequeñas y las grandes. Sólo aquellas con un patrimonio en renta importante pueden considerarse a salvo. Y de este tipo hay muy pocas.
¿Cómo valora la intención de las administraciones por intervenir, cada vez más, en el mercado inmobiliario?
Las administraciones inciden de forma muy tangencial en estos momentos. Todo el apoyo sensato debe ser bienvenido. No obstante, creemos que realmente pueden hacer muy poco. El propio mercado tiene que regularse.
¿Cree que una decisión política puede provocar una disminución del precio de la vivienda?
En absoluto, salvo que por decisión política consideremos la bajada de los tipos de interés. En nuestra opinión, la mejor gestión sería concertar las voluntades y el apoyo de las entidades financieras, en un esfuerzo para no ahondar en mayor medida la crisis del sector.
Por último, ¿qué futuro le augura usted al mercado inmobiliario en general?
Espero que bueno, ya que vivimos en él. El sector está abocado a una reducción de su tamaño, de sus excesos y a pasar una larga travesía del desierto de la demanda y de la restricción financiera. Pero los tiempos de bonanza volverán tarde o temprano. Y habrá que intentar entonces que el sector financiero y el inmobiliario no vuelvan a cometer los errores de los últimos años.
Excelente. Me gusta por lo pragmático. Comienz por aceptar que no podemos escapar esta realidad que ahora nos impone1:
falta de liquidez
desierto de demanda
falta de confianza
una solución que escapa de nuestras manos
un futuro imposible de determinar.
Algo me dice que no hemos tocado fondo, que sólo nos queda ver y esperar. Mientras ajustemos mentes y bolsillos a la crisis.
Una cosa que no cuenta Mikel, seguro que por prudencia, y de lo que tampoco es muy consciente el lego:
La nueva Ley del Suelo supone un cambio radical en los métodos de valoración del suelo. Según esto, una parte importante del patrimonio de las inmobiliarias, que es suelo adquirido en función de sus expectativas futuras de convertirse en urbano, pasa de valorarse en función de su precio futuro como componente de una vivienda (cara), a valorarse oficialmente (y poderse expropiar) en función de su rendimiento actual como terreno productor de patatas (baratas).
Ese, y un montón de hierros y hormigón (baratos) en vías de convertirse en edificios caros (o no tan caros, o no convertirse…) es el patrimonio que responde por las ingentes deudas de los promotores.
Las entidades financieras son conscientes de que ese agujero está de hecho en sus propios activos, y empiezan a retirar sus créditos… cuando pueden.
Nadie dijo nada cuando se promulgó esta nefasta Ley, porque los promotores ganaban mucha pasta y todo iba bien, pero nadie se atreve ahora a actualizar las valoraciones patrimoniales de las inmobiliarias.
