La guerra entre las inmobiliarias y los bancos
Hoy he leído en El País un artículo en el que las inmobiliarias acusan a la banca de “boicotear” sus ventas. Creo que resume perfectamente lo que esta pasando en el sector. La gran mayoría de mis clientes me cuentan que no venden porque los compradores no consiguen obtener la financiación para la compra de una casa.
Por un lado las inmobiliarias y promotoras culpan al los bancos de no ofrecer financiación y parar las ventas.
Por otro lado los bancos se hacen un poco los locos y dicen que no es culpa de ellos.
Análisis de la situación:
Pienso que ahora mismo los bancos están sufriendo los efectos de la crisis financiera mundial (pulsa en el siguiente enlace si deseas leer más acerca los orígenes de la crisis.) Esto les obliga a apretarse el cinturón y endurecer las condiciones de la concesión de préstamos.
Además, los bancos estan muy pero que muy nerviosos de que se dispare el índice de morosidad y que el precio de la vivienda siga bajando. Hasta que estos dos factores no se aclaren un poco, el banco tiene miedo de que la gente deje de pagar su hipoteca y luego se queden con una vivienda que vale menos que lo que tienen hipotecado. Sería la ruina para los bancos.
Esto afecta a las inmobiliarias y promotoras que ven que clientes que podían comprar hace un año ahora mismo se les deniega la hipoteca. Evidentemente, esto no es culpa de ellos y poco pueden hacer al respecto salvo quejarse y patalear.
Sin embargo pienso que tras este hecho se esconden muchos más errores que han cometido las inmobiliarias y los promotores:
- Centrarse en despachar a los clientes en vez de atenderlos bien y tratar de fidelizarlos.
- Pensar que la época dorada iba a durar para siempre y no ser previsibles.
- No implantar estrategias de marketing.
Con respecto a esto, creo que las únicas empresas que sobrevivirán a partir de ahora son las empresas que han hecho bien los deberes y han sabido adaptarse a la nueva situación.
Los bancos debían haber sido más rigurosos concediendo créditos.
Se centraron en crecer, en adquirir cuota de mercado, en fidellizar clientes. Pura palabrería de máster caro.
La realidad es que han dado créditos de muy dudoso cobro. Algunos ejemplos:
- Parejas con hipotecas superiores a su vida laboral. (Un 50% de estas parejas se van a separar según la estadística)
- Promotores que compraban suelo para construir ¡financiándolo!
- Emigrantes que compraban casa y coche con la primera nómina tras su regularización.
- Ayuntamientos que querían funcionar como ciudades-estado.
Ahora se acabó el dinero, y nadie tiene ninguna responsabilidad.
Estimados lectores de Inmosfera. Al hilo de este interesante asunto he de añadir que bajo mi modesta opinión, los bancos tienen una gran parte de culpa, de la situación que se ha generado. Puesto que si en las anterior época de euforia del mercado inmobiliario. Las entidades financieras, no hubieran concedido hipotecas a diestro y siniestro, sin hacer una planificación del futuro más inmediato. Actualmente no se verían en la situación que están, puesto que ahora no les ha quedado más remedio que crear agencias inmobiliarias filiales de las propias entidades financieras. Para poder sacar al mercado todo el alubión de propiedades que van a tener que recuperar por los impagos, de las hipotecas que tan a la ligera han concedido.
Y ahora no les ha quedado más remedio que cerrar el grifo. Y en consecuencia se han cargado a unos de los principales motores de la economía nacional, que es el sector inmobiliario.

Hablando con promotores e inmobiliarias, todos coinciden en que los bancos han impedido que salgan adelante varias ventas.

Interesante debate. Aunque parece ser que todos coincidimos.
Al interesarme tanto el tema, he preguntado a varios clientes (tanto del sector inmobiliario como el sector financiero) y existen dos posturas enfrentadas.
Las inmobiliarias coinciden que los bancos han cerrado el grifo y achacan la culpa de la crisis a este hecho.
Sin embargo los bancos piensan que la culpa no es de ellos. Ellos se han limitado a dar hipotecas respondiendo a la fuerte demanda del sector en los últimos años. Ahora han tenido que endurecer las condiciones por los siguientes motivos:
1. La vivienda ya no sube de precio y de hecho ha comenzado a bajar, por lo tanto las tasaciones de hoy en día son más bajas que las de hace un año. Si el precio sigue bajando, no quieren correr el riesgo de que las viviendas valgan menos que la hipoteca que tienen.
2. El euribor ha subido tanto que ahora es más complicado hacer frente a una hipoteca. Por lo tanto, el que hace unos años pagaba cómodamente ahora se ve con dificultades.
3. La incertidumbre del mercado internacional financiero les hace ser más conservadores y esperan a ver que ocurre para mover ficha.
¿Lo que yo pienso que esta ocurriendo? Que el mercado interbancario mundial esta en crisis a raíz de la crisis de hipotecas subprime de EEUU. Se han quedado todos los bancos sin liquidez y los que tienen dinero no lo prestan por desconfianza. Esto conlleva a que reduzcan la concesión de prestamos a los consumidores y clientes.
Este hecho junto con la crisis inmobiliaria en España ha resultado en una combinación letal y muy difícil de solucionar.
¿Sería conveniente que el gobierno interviniese de alguna manera? ¿Puede hacerlo? Quizás subvencionando los prestamos de la mismo manera que lo hace el instituto de crédito oficial con sus prestamos ICO. No lo sé.
Si de verdad este gobierno que presume de socialista. Fuese consecuente con su ideología hace tiempo que hubiera nacionalizado la banca. Y ahora no estaríamos en manos de especuladores financieros. Que solo les interesa engordar su bolsa. Pero claro esto no les interesa a los señores del actual gobierno. Puesto que si hubieran nacionalizado la banca. Los primeros perjudicados serian ellos mismos. El problema tiene difícil solución.

Han sido los Bancos los que han consentido que las tasaciones de los pisos hayan estado sobrevaloradas para poder dar el 100 y hasta el 120%, convirtiendose en una bola de fuego que ha ido creciendo y creciendo.
Si desde un principio los bancos hubieran frenado este abito las promotoras se lo hubieran pensado un poco antes de subir los precios de la manera que lo han hecho.
