Agente inmobiliario: Ofrece a tus clientes lo que ellos quieren
Uno de los grandes problemas de las agencias inmobiliarias es que generalmente la gente piensa que están pagando un sobreprecio por la vivienda cuando se compra a través de una agencia (una comisión de venta añadida que oscila entre el 3-7%).
Para muchos compradores, esto es motivo suficiente para jamás poner pie en una agencia y ver propiedades que solo sean vendidas directamente por el propietario.
El problema no es nuevo y bien conocido por todos.
La solución es la siguiente:
Vender al mismo precio que el propietario.
¿Así de fácil? Pues sí. Muchos de ustedes ya están poniendo en práctica el marketing inmobiliario pero la gran mayoría de las inmobiliarias no saben venderse a sí mismas. No es la primera vez que resalto uno de los mayores problemas que veo en el sector: la gente desconoce como es el trabajo que desempeñan las agencias simplemente porque las agencias no lo explican.
Si venden al mismo precio que el propietario, pónganlo en su publicidad, en su página web, en su escaparate, en sus folletos informativos, en todo lo que se les ocurra.
Incluso puedes ir más allá. Explica las ventajas de comprar la vivienda a través de ti si esta al mismo precio que el propietario.
Hay 2 motivos fundamentales porque la gente acude a las agencias inmobiliarias:
- Necesitan información de la que no disponen. Información de una zona, el precio por metro cuadrado de una zona. Donde encontrar una vivienda para invertir, etc.
- No tienen tiempo suficiente y necesitan que una inmobiliaria le haga el trabajo por ellos.
Ofréceles lo que necesitan y cuando lo hagas asegúrate de que se enteren. Si quieres una manera gratuita de hacerlo, escribe un blog, o inclúyelo en el apartado de noticias de tu página web. Incluso puedes atreverte a enviar una nota de prensa a tu periódico local anunciando que todas tus propiedades se venden al precio del propietario. Seguro que alguien lo pública.
Se trata de ser creativo en tu marketing ya que tienes mucho que contar.
