¿La denominación de “agente inmobiliario” corresponde su uso en exclusiva a los agentes de la propiedad inmobiliaria (API), o por el contrario a asesores de la propiedad inmobiliaria, gestores inmobiliarios?
¿Un comercial de una agencia inmobiliaria puede denominarse y presentarse en sus tarjetas de visita como agente inmobiliario?

SI, un comercial de una agencia inmobiliaria puede denominarse “agente inmobiliario” en sus tarjetas de visita.
Mi respuesta larga es:
Antiguamente, los únicos autorizados a ejercer la actividad de intermediación inmobiliaria eran los API, por lo tanto eran los únicos considerados como “agentes inmobiliarios.”
Sin embargo, a principios de los años 90 se liberalizo el sector y cualquiera podía intervenir como intermediario en operaciones inmobiliarias. Esto llevo a muchas personas (una de esas personas fui yo cuando tenía la agencia inmobiliaria) a abrir oficinas sin tener ningún título u homologación correspondiente aunque hasta el día de hoy la legislación no lo requiere. Sin embargo, como bien señalas, no ha quedado muy claro cuando es correcto usar la denominación de “agente inmobiliario.”
Pienso que cualquiera que se dedique a la intermediación inmobiliaria puede llamarse “agente inmobiliario” aunque a día de hoy eso no tenga mucho valor ya que no es una indicación del nivel de experiencia, ni de conocimientos, ni de profesionalidad. Lo normal es que si algún agente inmobiliario tiene un título homologado o es un API, pues debería señalarlo para demostrar sus estudios y conocimientos en la materia.
Creo que el hecho de que se haya liberado el sector, provocó que cualquiera pudiese ser responsable de vender una vivienda y, por ende, se diera rienda suelta a la especulación inmobiliaria. Además de las ya conocidas subidas de los tipos de interés y de los precios tan alarmistas de los constructores de viviendas.
