La unión SI hace la fuerza
He leído en el blog de cienladrillos, blog que leo asiduamente, un interesante post que rebate dos posts que escribí acerca de las asociaciones inmobiliarias y las ventajas de unirse a ellas.
De todas formas hay algunos argumentos del post con los que no estoy de acuerdo y explico porque:
“Evidentemente para ello es fundamental que la captación se realice mediante el sistema de exclusiva.”
No necesariamente. Una red de colaboración entre inmobiliarias no es una trama oscura o una forma de “enganchar” propiedades en exclusiva. Se puede colaborar con propiedades que no estén captadas en exclusiva perfectamente. Eso sí, debe existir una normativa que establezca la manera en como se comparten las propiedades.
“Y es que me temo que este tipo de soluciones paridas cuando el niño ya viene de culo no funcionan… …Se pretende cambiar una forma de trabajo muy clara y aceptada, aunque en crisis, por una muy novedosa, que implicaba colaboración y compromiso por todas las partes.”
Totalmente en desacuerdo con este argumento por varios motivos. Primero, estoy de acuerdo que buscar soluciones cuando la crisis ya ha comenzado llega tarde. Pero no es la primera vez que ocurre y un ejemplo claro es la industria musical -las discográficas y los artistas siguen luchando contra la música digital y la piratería y no han movido ficha para afrontar su crisis. Siguen empeñados en imponer un canon absurdo sin darse cuenta que grupos como Radiohead han modificado su forma de trabajo para adaptarse.
Segundo, ¿Quién piensa que la forma de trabajo de las agencias inmobiliarias es muy clara y aceptada? La principal queja de los clientes de las inmobiliarias es la falta de transparencia durante el proceso de compraventa y casi nadie esta de acuerdo con la forma poco profesional de la mayoría de las agencias.
La idea de crear una asociación surge para responder a esta falta de profesionalización del sector y trabajar de manera transparente y enfocada a resolver los problemas actuales de los compradores y propietarios de viviendas. Esto se consigue precisamente con mayor colaboración y compromiso por todas las partes.
“El funcionamiento señalado me parece que roza las prácticas del cartel y atenta contra la libre competencia si se da en zonas geográficas concretas. “
Comparar una asociación inmobiliaria con un cartel me parece algo surrealista. Existen infinidad de sectores que se agrupan para colaborar entre si y prácticamente cada sector tiene su asociación que los representa. ¿Se pueden considerar las franquicias inmobiliarias carteles? (Hasta ahora no conozco a nadie que lo haya hecho) ¿Se pueden considerar las inmobiliarias con varias oficinas en la misma zona mini carteles que controlan los precios y la oferta de la zona? Yo pienso que no.
Además este argumento carece de un punto sin fundamento: en los carteles se regula el precio y la producción para perjudicar a la competencia y ganar cuota de mercado. Con las asociaciones inmobiliarias esto jamás ocurriría ya que el precio y la oferta lo marca el propietario y no la asociación.

Jean Paul, estoy de acuerdo con tu postura de defender el asociacionismo profesional inmobiliario, ya que creo personalmente que no repercute sino en beneficios tanto para el profesional como para el cliente.
Si bien es cierto que estamos en plena desaceleración inmobiliaria, pero si no tomamos medidas ahora no las tomaremos nunca, y mas vale tarde que nunca, buen ejemplo es el que pones de la industria musical.
Respecto a la forma de trabajar de las inmobiliarias, creo que, el planteamiento de trabajo que tienen la gran mayoría queda ya desfasado, tosco, y muy limitado, teniendo todo el mundo miedo al comercial inmobiliario porque lo ven como un “ogro” que te va a “robar” y ese planteamiento debe desaparecer. No sé por qué motivo las inmobiliarias desconfían mucho todavía en las nuevas técnicas de venta,cuando deberían apoyarse en internet y estrategias novedosas de márketing, más aún viendo los datos de crecimiento del sector en la web (véase los porcentajes de ventas en la web y en la oficina de Metrovacesa que comentas en tu post”, así como el crecimiento de las búsquedas en la web) es la nueva forma de estar al día y renovar un sector que, aún hoy , está muy “anticuado”.

Que el presente momento exige soluciones distintas es algo que a nadie puede pillar por sorpresa. Es lógico. En una sociedad tan avanzada técnicamente, no se puede quedar anclada en métodos obsoletos, precisamente en el sector inmobiliario. Internet parece ser el camino, aquí también, como en tantos otros ámbitos…
Es por ello que todas las propuestas innovadoras han de tenerse en cuenta, primero, para luego descartar las que no sirven…
