Marketing Inmobiliario Eficaz: Asociación de Inmobiliarias
A raíz del último artículo, Diana Morales se ha puesto en contacto Inmosfera para contarnos acerca de la asociación Leading Property Agents of Spain de la Costa del Sol. Aquí tienen su relato:
“Comenzamos siendo 6 agencias (los socios fundadores) y ahora somos unas 20. No solo compartimos nuestras propiedades en una base de datos (extranet y página web) sino que también – e importantísimo – tenemos un código de conducta ética y reglas especiales para compartir comisiones. Es obligatorio que los comerciales de cada agencia conozcan ese código ético y lo respeten. Ahora LPA está organizando una conferencia sobre el Futuro de la Costa del Sol en 2020 y pueden leer sobre esto en mi boletín de noticias en mi página web.”
Estamos evidenciando un cambio de mentalidad radical donde antes se fomentaba la captación en exclusiva para “llevarse toda la comisión” y ahora se capta en exclusiva para poder compartir la venta con la red de colaboradores.
Sin duda un cambio en la mentalidad de los agentes inmobiliarios que han visto que el pan para hoy es hambre para mañana.
Aplaudo a estos señores y a estos señores por ser innovadores y los primeros de España en fomentar la colaboración, la profesionalidad, la atención al cliente. Lo que han conseguido es beneficiar a sus clientes (compradores y propietarios) y a la misma vez, beneficiándose ellos mismos. ¿Los perjudicados? Todos aquellos agentes inmobiliarios que han decidido tomar el tortuoso y solitario camino hacia el fracaso.
Muy buena mentalidad de cara al futuro, desde aquí quiero alentar a todos los profesionales del país a seguir estas iniciativas ya que a mi parecer son el futuro del sector, del que comen todos, menos empachos y mas repartir !!

Hola a todos, soy inmobiliaria de Argentina Buenos Aires, me suscribí hace un tiempo a Inmosfera, y veo a través de los comentarios que hacen que la problemática que tienen en cuanto a la operatividad, es similar a la nuestra.
Yo opero con un sitio que cada vez se pone mas interesante, es Buscainmueble.com, comenzó como un lugar donde podíamos colocar todas nuestras propiedades, con fotos, y características de carga interna de cada inmobiliaria, el sitio se publicita en el medio gráfico mas importante en tirada acá que es el Diario Clarin, medio en el que también se publican los clasificados de venta sobre todo con guardia en la propiedad ofrecida. El público lo usa mucho como medio de búsqueda, y los inmobiliarios también. A través de Buscainmueble.com nos comunicarnos con un mensajero interno solo para las inmobiliarias que no tiene acceso al público. Buscainmueble hizo acuerdos con Clarín que también tiene su página de clasificados en internet y es una de las mas vistas por la misma razón anterior (es el medio más solicitado para la búsqueda de inmuebles) donde pagando un plus, podemos tener en su página todas las propiedades que están en Buscainmueble. Ahora hizo un acuerdo de similares características con Terra.com.
Si bien hay que pagar una cuota aparte por aprovechar dichos acuerdos, nos ahorra mucho dinero ya que no nos obliga tanto a publicar en el diario papel cuyos avisos son cada vez mas caros.
El tema de los gastos fijos para nosotros es bastante problemático, supongo que allá ocurrirá lo mismo, ya que si no hay ventas los gastos fijos parecen agigantarse, y rápidamente pueden hacer estragos en una inmobiliaria chica.
En general tratamos de compartir comisiones, pero en realidad nuestro problema actual es que no tenemos mucha cosa para ofrecer, salvo aquellas inmobiliarias que hayan podido tener en cartera edificios a estrenar, pero las que nos manejamos con propiedades usadas, nos cuesta mas captar mercadería, porque hay cierto temor de poner las propiedades a la venta por diferentes circunstancias locales. También proliferan tanto las inmobiliarias nuevas, que difícilmente podamos con estos parámetros subsistir todas.
El tema inflacionario puede ser un agravante, ya que las propiedades son pocas y están caras para la gente de clase media que cobra en pesos y debe comprar en dolares tomando en cuenta que la diferencia es tres a uno. La AFIP (que es nuestro ente recaudador Impositivo) con el fin de blanquear todas las operaciones desde el momento de la oferta, hace que el vendedor de un inmueble de mas de $ 300.000 (U$S 95.000) tramite un certificado (COTI) CÓDIGO DE OFERTA DE TRANSFERENCIA INMOBILIARIA. Debe poner sus datos, el de la propiedad, a cuanto esta ofreciendo su inmueble y a que inmobiliaria contrata para hacerlo, luego la inmobiliaria deberá dentro de los 30 días de la inscripción del vendedor, aceptar dicha propiedad y consignar en ella todos los datos catastrales, deberá comunicar cuando tenga reserva o boleto del mismo y a cuanto se terminó realizando la venta, y finalmente el escribano deberá informar en dicho certificado los datos del comprador, y el importe por el cual se hizo la escritura. Queda cerrada la operación.
Rige a partir del 1° de Marzo. Hay vendedores que no quieren inscribirse, y habrá compradores que pondrán también sus resistencias. Ya he perdido un par de propiedades por esta razón, las sacan de la venta.
En fin acá no hay crédito flexible para la clase media y las cuotas se hacen muy costosas e inaccesibles y en un sistema inflacionario creciente, nadie quiere dar tasas fijas, lo que lo hace mas inestable.
En fin viene un poco dura la mano y pienso que también, en estos momentos es cuando más nos necesitamos mutuamente.

Iris: conozco tu país muy bien ya que es el mio de origen y realmente me sorprende a veces por un lado las dificultades que tenéis (sin crédito especialmente y con los precios de las propiedades en dólares) y por otro bastante avanzados en la cuestión de colaboración entre agencias con organizaciones como el SOM en Buenos Aires que existe desde hace tiempo -aunque no sé si funciona bien-.

hace unos días comenté en un post de este mismo blog, que en el portal inmobiliario BuscoCasa.com, las agencias que tienen contratado nuestros servicios disponen de una herramienta de colaboración entre ellas, sin necesidad de formar parte de ninguna asociación.
El sistema es muy sencillo, si usted tiene un cliente que busca determinado tipo de inmueble o tiene en su cartera un inmueble, que por cualquier circuntancia no logra vender, simplemente rellena un formulario con los datos de la demanda o de la oferta, selecciona la provincia o provincias en las que desee colaborar, selecciona todas o varias de las inmobiliarias disponibles y envía la colaboración.
Sencillo pero potente, ya que puede colaborar con cualquier inmobiliaria del territorio nacional (siempre que tenga contratados los servicios de nuestro portal claro está).
Es una de las herramientas que más valoran nuestros clientes.
