Las inmobiliarias siguen sin enterarse.
Últimamente he leído varias noticias que señalan que las inmobiliarias están invirtiendo más en marketing y realizando campañas tipo 2×1; si compras te regalamos un coche; te regalamos un año de hipoteca; inmobiliarias en rebajas, etc.
Aún cuando este tipo de iniciativas es mejor que no hacer absolutamente nada, (cosa que llevan haciendo la mayoría de las inmobiliarias durante el boom de los últimos años) se ve claramente que las inmobiliarias y promotoras no se enteran.
Vuelvo a repetir que añadir incentivos y descuentos a la compra de una vivienda puede ser un pequeño aliciente para un comprador pero jamás un factor que afecta a la decisión de compra.
Aparte de las características básicas que un comprador toma en cuenta para la adquisición de una vivienda (tipo de construcción, precio, zona, calidades, etc.), existen otros factores fundamentales en os que los compradores basan sus decisiones. La buena noticia para las agencias inmobiliarias y las promotoras es que con estos factores si pueden ejercer una influencia directa y positiva en el comprador para que tome una decisión:
Trata a tu cliente como se merece
Por muy cliché que suene, proponte de verdad que tus clientes se sientan como si fuesen las únicas personas que estás atendiendo. Mímalos, llámalos a menudo y sobrepasa sus expectativas. Te garantizo que si lo haces, solo querrán trabajar contigo de ahora en adelante.
Ofrece información de manera profesional y detallada
Si tu idea de vender una promoción es entregarle una fotocopia de un plano y la fachada a un cliente, evidentemente no te has enterado de que va la cosa. Por favor, ¿alguien se extraña si un cliente no queda satisfecho si le entregamos esto cuando posiblemente este pensándose realizar la mayor inversión de su vida?

Para mí, son las cosas que van a diferenciar los agentes que se salven de la crisis y los que no.

Es un asunto un tanto complejo el que estamos tratando ya que los factores que afectan a la crisis son diversos y complejos.
En lo que al artículo se refiere, las ofertas y promociones de marketing que se realizan no son nada eficaces para atraer clientes bajo mi punto de vista. Como bien señalas:

¿Que mejor canto de sirena que una propiedad interesante a un precio atractivo? Lo que ocurre es que los precios de “antes” ya no se pueden sostener. Ahora les cuesta más a las inmobiliarias captar propiedades a precios razonables, y no porque sea más difícil si no porque “antes” era muy fácil.
El artículo iba dirigido a agencias inmobiliarias que se han quedado de brazos cruzados y no han hecho nada para intentar solucionar la que se avecina. Te aseguro que existen inmobiliarias y promotoras que siguen vendiendo en esta “época de crisis” en el sector – pero estas empresas ya estaban preparadas desde hace tiempo.
