El otro día leí en el libro Duct Tape Marketing de John Jantsch que competir con el precio de tu producto o servicio es la formula segura de fracasar ya que siempre habrá otra persona dispuesta a fijar precios más bajos y fracasar antes que tu lo hagas.
El problema, como ya he señalado anteriormente, es que las inmobiliarias no han hecho absolutamente nada para diferenciarse y por lo tanto los clientes solo pueden comparar los servicios que ofrecen basándose en el precio que cobran por sus servicios.
Para añadir al problema, un cliente no puede probar los servicios de una agencia inmobiliaria de la misma manera que se puede probar una fresa en una frutería y luego comprar una caja entera si están dulces y deliciosas. Por este motivo el cliente se tiene que guiar por la reputación, la experiencia y los conocimientos de un agente inmobiliario como baremos de unos resultados esperados.

Tus clientes esperan esto de ti:
Fiabilidad. Cumple con tu palabra y haz siempre lo que prometiste.(Esto es lo primero porque es lo más importante.)
Disponibilidad. Debes estar ahí cuando tus clientes te necesitan.
Importancia. Haz sentir a cada cliente como si fuese el único que tienes. Demuéstrale lo importante que es para ti y tu empresa.
Servicio. Ofrece un servicio excepcional.
Enseñanza. Ayuda a tus clientes a entender lo que estás haciendo. Muchas veces tus clientes no tienen conocimientos del sector y por eso les cuesta tomar decisiones. Enséñales los procesos y cada paso que toman para que se sientan cómodos y confíen en lo que estás haciendo.
Trato cercano. Sé agradable y positivo con tus clientes. Debes mantener la comunicación para que la relación no se enfríe. Debes tratarlo como una persona.
Estoy de acuerdo, y es verdad que las inmobiliarias son bastante perezosas a la hora de buscar una diferenciación notable.
Puede que todos tus consejos parezcan fáciles de llevar a cabo, pero no es del todo fácil contentar a todo el mundo.
Yo apostaría por insertar alguna novedad en cuanto a dar información detallada al cliente, como ofrecerle info por SMS o por e-mail, y aunque todos los agentes inmobiliarios se quejan de falta de tiempo, creo que merece la pena gastar un poco de tiempo en estos temas.
