Ha quedado bastante claro de que de una manera u otra, todos coincidimos en la importancia de la exclusiva. Me da la impresión, y por favor corríjanme si me equivoco, pero intuyo que el problema de captar en exclusiva es la resistencia que se encuentran los agentes inmobiliarios por parte de los propietarios. Si no fuese así, dudo mucho que un agente inmobiliario prefiera captar una propiedad sin exclusiva en vez de captarla en exclusiva.
Lo que ha ocurrido es que los agentes inmobiliarios han aprendido a trabajar con captaciones sin exclusiva como una alternativa fácil y cómoda a pesar de todos sus inconvenenientes. El motivo es que no han dado con la formula exacta para que la captación en exclusiva sea efectiva tanto para el agente inmobiliario como para el propietario.

Claramente trabajar en exclusiva da mucha tranquilidad a la hora de movilizar la venta de la propiedad, de publicitarla, de ajustar las comisiones sin miedo a que otros las rebajen…..
El problema es la reticencia por parte de los propietarios a darlas en ofrecer su propiedad en dicha calidad de venta.
Habrá que buscar la fórmula de que dichas reticencias no sigan existiendo, pero la pregunta del millón es ¿como?

Pues creo que he dado con la clave y con la solución. Estoy trabajando e investigando un poco para poder presentarla y comunicarla. Espero que en unos pocos días pueda adelantar un poco más.

yo creo que es obvio que trabajar en exclusiva siempre es mucho mejor, pero todos sabemos que no siempre se puede trabajar así
Me gusta mucho esta página, estoy en el tema inmobiliario, y vender vendo todo lo que me propongo,lo que me cuesta mucho es la captación como decimos acá o sea que nos den a la venta un inmueble, tenemos poca mercadería y ya no se que metodo utilizar, , tiene mucho que ver la tasación, lo cual doy la que es justa, pero los propietarios se inclinan, al que tasa con más valor, o también pasa que despues que tasar la propiedad, los dueños ponene ellos el precioa veces desorbitante e imposible de comercializar y es una pédida de tiempo, les paso mi mail así nos mantenemos en contacto.-

Hola la los felicito por la pagina ya que esta muy birn hecha, a mi tambien se me hace dificil captar mercaderia, y quiciera saber si ud ademas de invertir en publicidad de carteles tienen alguna otra manera de poder atraer mas al propietario para que nos de su propiedad . Soy de Argentina y vivo en Capital Federal, mi zona de trabajo corresponde a un barrio residencial, de casas bajas de un valor promedio de clase media,acomodada, por lo tanto en esta zona se encuentran 30 inmobiliarias que compartimos las inquietudes y nesecidades de los propietarios.
Como detalle la mayoria de los inmobiliarios no exigen Exclusivas, y eso produce que un propietario, le de esa propiedad a varios inmobiliarios, todos gastamos en publicidad y nos esforzamos para ver quien primero tiene el candidato, dando como resultado algo descarnado, con ventajas para el propietario.
De querer exigir una exclusiva, es espantar al cliente ya que otros se la tomaran como el quiere…
Es espantoso trabajar asi, pero es lo que manda…
Si alguien tiene ideas de como cambiar esta realidad,detras de una experiencia similar, estoy dispuesto a prestar atencion, desde ya muchas gracias…
Eduardo soy ana maria trabajo en españa en el tema inmobiliario y ahora con la crisis hemos optado por la exclusiva compartida, es muy interesante y este sistema ya esta funcionando muy bien en otros puntos del pais
