¿Crees que podemos hacer una lista de 10 razones por No tener una propiedad en exclusiva? (nos ayudara porque serian los razones utilizadas por propietarios que no esten de acuerdo cuando sugerimos que nos dan la exclusividad – y entonces podemos preparar para eso!)
Estoy de acuerdo tambien con Jesus que ayer dijo:
“En mi opinión, captar propiedades en exclusiva, debería funcionar para el grupo de gente con el que te mueves (amigos, familiares, etc.), o también antiguos clientes que han tenido buena experiencia contigo”
Este tipo de exclusividad crece con cada familiar/amigo etc que le da le exclusividad…en relacion con el nivel de servicio que ofreces. Dentro de poco, son amigos de amigos, vecinos de familiares etc….
Estoy de acuerdo en la mayoría de los datos abarcados respecto a la EXCLUSIVIDAD, pero además aportaría algo más, en mi opinión, nunca debemos de olvidarnos de algo importante, como en la vida misma, “primero tienes que creer en ti mismo, para que después puedan creer en ti los demás”. A qué me refiero, si no crees que está en precio real de mercado para venderla en el plazo estimado, no la firmes, ya sea tu familia, tu amigo, tu amigo de tu amigo, al final el servicio no es bueno y el compromiso es muy grande.
Hace unos años que comencé en el mundo inmobiliario y para mí, hoy, no hay ningún otro sector en el que pudiese trabajar. A diferencia de muchos de mis colegas mi formación ha sido practicamente autodidacta e instintiva. No puedo decir que me vaya mal, pero sé mis limitaciones y que gracias a este medio y a gente como vosotros (todos los que compartís experiencia y conocimientos) puedo seguir “autoformándome”. Por eso os doy las gracias de todo corazón.
Bien, las exclusivas: No sé si soy o no partidaria de ellas, sólo sé que nunca he tenido que usarlas, y sencillamente, ahora, no estoy muy segura de cómo comenzar con ellas, si bien las razones que dais en este blog son del todo convincentes.
Estudiaré una forma de empezar a familiarizarme con el hecho de que son necesarias y comenzaré a practicarlas. Eso sí, toda la ayuda que me llegue será bien recibida

Lo malo es que esas buenas razones las entiendan los propietarios

Este factor me parece muy importante, ya que no es lo mismo invertir en publicidad de una propiedad que aparece en todos sitios, que en una en exclusiva, en donde podrás especializar dicha publicidad, sin miedo a que otros lo hagan.
Por cierto Fran, habemos muchos que no hemos hecho Másters inmobiliarios y estamos en este mundillo, sólo hacen falta tener ganas, y que te guste, claro, con esto y un poco de suerte las cosas salen para adelante……….. y gracias a inmosfera claro….. jajaja, que si no Jean Paul me regaña!!

Puedes asegurarte de que otra agencia inmobiliaria la esta vendiendo a un precio inferior al tuyo-> Pagan justos por pecadores, por evitar que los propietarios incumplan una de sus obligaciones aumentas la obligaciones a todos.
Puedes colaborar con otras agencias teniendo la posibilidad de venderla antes-> Esto no le aporta valor al cliente.
Puedes asegurarte que todo el papeleo y la gestión de venta la llevas tú desde el principio hasta el final-> ¿Que papeleo es conveniente que lo lleve una única agencia?.
Tienes un contacto directo y más cercano con el propietario, pudiéndole tratar como un cliente VIP-> Se responde en el punto 2.
Conoces mucho mejor la propiedad y toda su información, lo cual te aydará a la hora de enseñarla y darle información al posible comprador-> El captador y el vendedor no tienen porque coincidir sobre todo cuando en una agencia trabajan varias personas.

Que pasa cuando tienes un contrato firmado en exclusiva y una vez expirado el plazo no se ha realizado la venta y encima se ha adelantado el pago de unos recibos de la hipoteca?Gracias
