Existen distintos puntos de vista acerca de la información que se debe poner en un anuncio de una propiedad. Muchos agentes inmobiliarios piensan que poniendo menos datos obligan al cliente a llamar para preguntar por la información que falta. De esta forma puede “enganchar” al cliente para una visita. Esta estrategia es cada vez menos efectiva.
Con internet nos hemos acostumbrado a obtener la información que deseamos al instante, sin hacer nada a cambio y mucho menos pagando. Si estamos viendo la televisión y no nos gusta lo que ponen en el canal, tenemos otros 40 para elegir. Si tengo que hacer una llamada para averiguar los datos de una propiedad en una revista, no lo voy a hacer. Buscaré otra propiedad que tenga toda la información y me permita llamar directamente para concertar una visita.
Sin darle más vueltas. Todo anuncio de una propiedad debe tener los siguientes datos:
Zona: Bastante obvio. Debes explicar donde se encuentra la vivienda.
Número de dormitorios: Toda persona que busca casa se fija un número determinado de habitaciones que debe tener su futura vivienda. Esto va en función de sus necesidades y sobre todo el precio que puede pagar una propiedad.
Número de baños: Si la vivienda solamente tiene un baño, no es necesario poner este dato. Sin embargo, para mucha gente, tener más de un baño es un requisito indispensable. Este dato atraerá a todas estas personas.
Metros cuadrados: Este dato es uno de los que menos se ven en los anuncios. Sin embargo es uno de los más importantes. Incluyéndolo podemos darle al posible comprador una idea concreta del tamaño de la vivienda. Además sirve para calcular el precio por metro cuadrado de la vivienda y ayuda a determinar si la vivienda esta cara o no.
Extras: ¿Dispone la vivienda de garaje, jardín, piscina o vistas? ¿Se vende amueblado o esta reformado? ¡Dilo en el anuncio! Cualquier cosa que lo haga destacar es muy importante.
Precio: Ponlo siempre. Entre dos o más propiedades similares, siempre escogeré llamar a la que tiene el precio en el anuncio. Para el que compra, es el dato más importante de todos. (Nota: Si no te atreves a poner el precio en el anuncio porque piensas que no te van a llamar, entonces no deberías ni siquiera anunciar esa propiedad.)
NOTA: Evita palabras de relleno como “precioso, coqueto, estupendo, espectacular, etc.” Son palabras que solamente utilizan los agentes inmobiliarios y sirven de muy poco.
Sin dudas que con Internet ya no hay necesidad de salir de tu casa para buscar el auto que te gusta, el electrodoméstico que necesitas o como en este caso una casa o un departamento.
Es muy cierto que hay que incluir toda la info que decis, pero siempre el aviso más creativo es que el mejores resultados va a obtener. Por ejemplo si en el cartel de venta pusieramos una frase como “Aquí fui feliz y ahora quiero que lo seas vos” sin duda atraeríamos a más personas a que visiten la casa.
Ya nadie se cree eso de increible, impecable, es más cuando uno lee estos adjetivos sabe que son todo lo contrario

Estoy completamente de acuerdo contigo. Las frases emocionales que evocan sentimientos ayudan a humanizar el anuncio y la vivienda.
Con respecto a las palabras “relleno” (impecable, espectacular, etc…), se utilizan para suplir la falta de características interesantes de la vivienda.
