Tu mejor inversión ya… antes
He encontrado una página Web de una agencia inmobiliaria que me ha llamado la atención. Lo mejor que han hecho es especializarse en inversiones sobre plano. El error de muchas agencias inmobiliarias es no saber posicionarse y especializarse.
Al entrar en su página Web, tardé un rato en darme cuenta de que se trataba de una franquicia inmobiliaria. Con un nombre llamativo: www.tumejorinversionya.com, esta inmobiliaria se especializa en promociones, la venta sobre plano y su posterior reventa.
Este tipo de inversiones han sido muy rentables para inversores durante los años del boom inmobiliario. Mucha gente, simplemente pagando la reserva de una vivienda sobre plano, obtenía ganancias asombrosas revendiendo la propiedad antes de la finalización de obra.
Con el enfriamiento del mercado durante el 2007, parece ser que la rentabilidad de este tipo de inversiones ya no son tan interesantes ya que cada vez se tarda más en vender una propiedad y el precio no sube tanto como antes.
Por este motivo pienso que el futuro de esta Agencia Inmobiliaria esta en peligro. Ya que por un lado han hecho bien en especializarse en este tipo de ventas, por otro lado dudo que su modelo de negocio funcione con las condiciones del mercado inmobiliario que se avecina.
O bien reenfocan su estrategia o tendrán problemas.
A mi me engañarón totalmente, les compre tres pisos sobre plano en Rute, desaparecierón del mapa y se instalarón a hacer lo mismo en paises del este. Pero no hicieron ninguna acción para revender mis/nuestros pisos y una vez finalizada la obra la promotora nos exige más del 100% del valor de TODA la vivienda. Y ellos desaparecidos y la empresa en liquidación concursal (suspensión de pagos) Peró los administradore, todos de la misma familia SUPERFORRADOS en Polonia, Chequia, etc.
